No matter where you look, the housing shortage in northwest Mecklenburg is becoming more and more urgent. The district has a notable deficit of around 1,700 apartments, while at the same time there are over 2,300 vacant properties that are having a hard time finding a new tenant. These apartments are often structurally or structurally unrentable, which further exacerbates the situation. What is particularly frightening is that new construction activity is stagnating while the demand for living space is constantly increasing. This reports Wismar FM.

Looking at the numbers, it quickly becomes clear that something needs to be done. According to a study by the Pestel Institute, which was carried out on behalf of the Federal Association of German Building Materials Trade (BDB), around 630 new apartments would have to be built every year to compensate for the deficit. However, only a meager 140 building permits were issued in the first half of 2025. This can't continue like this!

Urgent need for action

Chief economist Matthias Günther has a solution: He proposes an interest rate program with a maximum of 2 percent that should attract private developers and investors. The goal: create more affordable housing. In this way, confidence in housing construction could be regained. BDB President Katharina Metzger also sees the need to send clear signals from Berlin in order to revive housing construction.

The study sharply criticizes the many building regulations that have been issued over the last ten years. According to the experts, these have significantly increased the construction costs. The energy saving requirements and complicated approval procedures in particular make life difficult for builders and slow down progress. Experts are calling for a reduction in regulations in order to create affordable housing more quickly and easily.
